What is the program for the new Timber Ridge Village Condominiums?

The Timber Ridge Village Condominiums are comprised of 302 units in a total of seven buildings with a mix of studio, one-bedroom, two-bedroom, three-bedroom and four-bedroom units. The ground floor of each building includes parking and storage in a podium parking garage. The balance of parking for the new units will be provided throughout the site and along Lions Ridge Loop at the rear of the site. There will also be a new upgraded bus stop for the neighborhood and Lions Ridge Apartments in the approximate location of the current Timber Ridge bus stop.

Who are the sponsors of the new Timber Ridge Village Condominiums?

The new Timber Ridge Village Condominiums are a public private partnership between the Town of Vail and Triumph Development West. Triumph Development West is the developer of the new condominium homes. Once the site and podium level are completed, Triumph will construct the seven new condominium buildings. The new homes will be sold to non-profit organizations, businesses and individuals that meet the requirements of the Timber Ridge Village Deed Restriction which will limit occupancy to employees of businesses in Eagle County.

Who are the target buyers for the condominiums at Timber Ridge Village?

The new condominiums at Timber Ridge Village will be sold to non-profit organizations, local businesses, and local residents who meet terms of the Deed Restriction. A qualified owner is generally described as either an entity doing business in Eagle County or a person that works, on average, a minimum of 30 hours per week at a business located within Eagle County and earns at least 75% of their annual income from said business.

Homes are reserved on a first-come first-served basis.

What is the anticipated timeline for the development and construction of the Timber Ridge Village Condominiums?

Construction of the Timber Ridge Village Condominiums is underway beginning with demolition of the existing buildings followed by excavation of the site and the construction of the podium level of parking for each building.

Vertical construction of each building will commence upon completion of the individual building pad sites. The development will be completed in phases with the projected completion of each building as follows:

What are the steps required to purchase a unit?

Potential buyers will be contacted by the development team to select a unit. Once a unit is selected, a Purchase and Sales Agreement (PSA) is generated and sent to the buyer(s). The buyer(s) generally have ten days to execute the agreement. Once executed, the first Earnest Money Deposit is due.

By executing the PSA and submitting the first Earnest Money Deposit, your unit is reserved!

If I own a business and am still interested in buying a new home at Timber Ridge Village Condominiums, who do I need to contact and what do I need to do to reserve a home?

How will the application and home selection process be conducted for individuals?

What are the key terms of the Timber Ridge Deed Restriction?

100% of the new homes at the Timber Ridge Village Condominiums will be deed restricted. The new homes are being deed restricted to ensure homes are only occupied by residents living and working in the Vail community. The Deed Restriction will include the following terms and restrictions:

  • Each home must be continuously occupied by at least one Qualified Occupant which is generally defined as an employee of an Eagle County business who works an average of 30 hours per week and earns 75% of their annual income from that Eagle County business.
  • Short-term rentals of less than 30 days are prohibited.
  • There is no price appreciation cap on the future sale of the home.
  • Annual deed restriction compliance verification through the Town of Vail is required.

Are there maximum income or household assets limits that an applicant can have in order to qualify to purchase a home at Timber Ridge Village?

There are no limits to the income or assets for a buyer at Timber Ridge Village. However, 75% of one Qualified Occupant’s income must come from a business located within Eagle County.

Will the homes in Timber Ridge Village Condominiums qualify for conventional financing?

The Timber Ridge Village Deed Restriction is intended to meet the underwriting criteria of local mortgage lenders as well as conventional mortgage financing. It’s important for all applicants to go over the terms of the draft Deed Restriction with their mortgage lender to ensure that its terms are considered during the mortgage underwriting process.

Will Timber Ridge Village Condominiums incorporate sustainable design?

The development team is focused on building all-electric, energy-efficient homes that incorporate energy-saving appliances, air source heat pumps, photovoltaic solar for the community, as well as meeting the stringent requirements of the Town’s building and energy conservation codes. The opportunity for vehicle charging stations will be supported through the new development.

Will the homes have a warranty?

Each home purchase includes a standard one-year warranty from the general contractor and will be detailed in the Timber Ridge Village Purchase and Sale Agreement. Each new homeowner will be furnished with an electronic copy of all owner’s manuals and manufacturer’s warranties on appliances and fixtures.

I currently own another home or business real estate. Can I participate in the Timber Ridge Village application and lottery process?

There is no restriction on owning land, residential or commercial real estate if you own a home in Timber Ridge Village Condominiums.  However, each home must be the Permanent Place of Residence for at least one Qualified Occupant of the home.  So the home either needs to be the primary residence of an individual owner who works for an Eagle County business, or leased to an employee of an Eagle County business.

Can I customize my home?

Each home at the Timber Ridge Village Condominiums will include the same tasteful interior design package. New homeowners can customize this interior design only after taking possession of the home.

Are there any units designed for ADA accessibility?

Yes, there will be Type A accessible homes available in a range of unit types and locations. If you are in need of an ADA accessible home, please reach out to us so we can share the details of these homes.

How much will Home Owners Association dues be and what will be included?

As a condominium community, a homeowner’s association will be formed to oversee and administer the business of the community and cover many of the typical costs of home ownership.  An estimate of the monthly HOA dues are detailed below.  The exact amount of dues for each unit will vary slightly based upon the size of each unit and will be detailed in the final HOA documents.

These fees will include HOA property management costs, water, sewer, common utilities, trash/recycling, insurance for the base-building (“wall studs out”), seasonal snow removal, year-round maintenance of common areas (community rooms, hallways, podium and surface parking, landscaping), and capital reserve fund assessments.

Each home will receive a separate electric bill.  Internet service will be provided by Comcast and separately billed to each home. Owners will also need to pay their individual real estate property taxes as well as insurance for the interior areas of their home (“drywall in”).

How will water and sewer usage be metered? As an HOA or per unit?

Water and sewer will be metered collectively. The cost of the HOA fee for water and sewer usage will be calculated based on a pro rata share of square footage of each home and included in the monthly HOA dues. Water used for irrigation and other outdoor purposes will be billed to a shared meter paid for by the HOA and included in monthly HOA dues.

How will utilities be metered? Individual or as a whole?

Other than water and sewer, utilities for each home such as electricity and broadband internet will be individually billed to each owner. Owners will receive the financial benefit of onsite solar generation by a savings in the HOA’s monthly electric costs as these solar panels will be wired to the common “house panel” for each building.

What are the parking options for the homes at Timber Ridge Village and how are each of these parking options priced?

There is one parking space for each of the homes at Timber Ridge Village.  Each buyer will be given the opportunity to select one of three types of parking for their home.  These parking spaces will be chosen on a first-come, first-serve basis as units are selected.

The three general types of parking spaces available (as well as the adjustment to the purchase price if applicable) are outlined below.

  • Surface parking within the main Timber Ridge Village Lot (included in the quoted price of each home).
  • Garage parking within a building (premium of $25,000 will be added to the quoted price of each home)
  • Surface parking along Lions Ridge Loop at the rear of the development site (discount of $10,000 will be deducted from the quoted price of each home).

Can the new employee housing at Timber Ridge Village satisfy the Employee Housing requirements from other developments in Town?

For a limited time only, buyers can purchase EHU Credits at Timber Ridge Village that will satisfy the residential Inclusionary Zoning and/or Commercial Linkage workforce housing required for new development.
