100% of the new homes at the Timber Ridge Village Condominiums will be deed restricted. The new homes are being deed restricted to ensure homes are only occupied by residents living and working in the Vail community. The Deed Restriction will include the following terms and restrictions:
- Each home must be continuously occupied by at least one Qualified Occupant which is generally defined as an employee of an Eagle County business who works an average of 30 hours per week and earns 75% of their annual income from that Eagle County business.
- Short-term rentals of less than 30 days are prohibited.
- There is no price appreciation cap on the future sale of the home.
- Annual deed restriction compliance verification through the Town of Vail is required.
